Port Royal Retail Center
Port Royal, South Carolina
Anchored by a 4,000 square foot Lowcountry National Bank, The Port Royal Center consists of 44,000 square feet of retail and office space.
The center was constructed in the Town of Port Royal and meets their recently adopted traditional overlay district guidelines. The aesthetic for the center is based on the vernacular of low country South Carolina using stucco and wood siding with balconies and porches. Lott + Barber worked closely with the Town of Port Royal to carefully plan the center's relationship to the corners of Ribaut Road and Paris Avenue in that the intersection is the front door to the historic portion of the Town. The Keyserling Cancer, also designed by Lott + Barber, anchors the opposite corner of this important Town entrance.
Sea Island Bank
Metter Branch: Sea Island Bank approached Lott + Barber to design a large bank building which would serve as a hub for expansion in the Metter area. This new facility is designed for both day and evening community events.
Savannah Branches: The Metter branch design was then site adapted on a prominent corner in mid-town Savannah as an expansion in Savannah. An additional Savannah location was designed by Lott + Barber in the Standard Oil Building in Savannah's Historic District.
Landings Branch: Sea Island Bank again asked Lott + Barber to help them fit an operating branch bank into a 700 square foot space. An exercise in effective space management, the design was a success, opening to tremendous reviews by both the bank and the residents of The Landings.
First Chatham Bank, (First Bryan, First Effingham, First Glenn Banks)
In 2001, this newly formed regional bank asked Lott + Barber to design their prototype branch banks. The initial work included both a two-story main branch, located in Savannah, Georgia and a single-story branch, located in Pooler, Georgia. Lott + Barber also provided site analysis to assist the Owner in identifying locations for the banks.
After the first two branches were designed and constructed, First Chatham Bank commissioned Lott+Barber to design additional new branches in Rincon, Wilmington Island, Richmond Hill, and Brunswick. Renovations of existing buildings include a three-story historic building in downtown Savannah as well as branches in Springfield and St. Simons.
The Savannah Bank
West Chatham and Whitemarsh Island Branches:
These branch banks were designed to offer an attractive and easily accessible facility at busy intersections in growing parts of the city. To accommodate future growth, the master plan of the West Chatham site provides for an addition to the building and additional parking.
Medical Arts Branch:
Lott + Barber provided design services for the renovations to an existing branch bank located in a commercial shopping center. Work included upgrades to finishes and systems as well as banking equipment. Also included was the renovation to an existing detached drive through island.
Chatham Federal Credit Union
This project was a complete renovation of an existing warehouse building into a credit union facility with four teller stations, three loan offices, three business offices and support space. Work also included a master plan to add drive up banking at a later date.
The Credit Union acquired an adjacent 2,400 square foot building in order to expand their existing facility. This building houses executive office space as well as added drive-through teller lanes.
Bank of America
Located on Johnson Square in historic downtown Savannah, this 1906 building was one of the original C&S National Bank properties.
Lott + Barber worked closely with the bank executives to upgrade the finishes, systems, and banking equipment for this impressive building. Upgrades also included many life safety and code corrections to bring the building into compliance with current requirements. Upgrades to parts of the exterior required approval from the Savannah Historic Board of Review.
International Longshoremen's Association
This new office building replaced the Longshoremen's existing facility located on East Lathrop Street in Savannah. The program included offices, a community hall, classrooms, conference room, and other support spaces. In addition to the ILA assembly spaces, there is a credit union and administrative office suite within the building. The community hall has food service and entertainment support built in.
The building form reflects the large volume interior spaces and the client's desire for low maintenance exterior materials. The existing building site was cleared for additional parking. Adjacent additional land was developed for parking resources as well.
International Longshoremen's Association
Employer's Welfare Fund Building
A LEED Certified Building, Lott + Barber assisted the ILA in the evaluation and selection of the building location. The site that was selected is heavily forested and the design team decided to limit the overall impact of the construction to approximately 40% of the total site area. This decision enhanced the building's overall aesthetic as it well situated among the trees.
Daylighting is used in 95% of the occupied areas of the building including the corridors. Spray insulation was used in roof and wall cavities to increase total building insulation to provide a tighter building envelope. It is modelled that the project will save 20-25% of the total energy used by a similar building that does not incorporate these sustainable features.
Liberty County Development Authority
Offices and Welcome Center
With space limited in a historic low country home, the Development Authority, in conjunction with the Chamber of Commerce, commissioned Lott + Barber to design a new facility. The building consists of a two story welcome center flanked by Development Authority offices, conference rooms, a kitchen, and support spaces.
The exterior site design features a covered canopy area, plaza, and fountain, and outdoor entertainment area for Chamber functions. The parking is integrated into the site to avoid the existing trees and native vegetation. The entrance to the facility is marked by two large lagoons utilized for storm water retention.
AMB Property Corporation Morgan Business Center
Lott + Barber was asked to plan and supervise the LEED Certification process for the first building on this site. Building #100 is a 343,000 square foot speculatively built core and shell industrial center and has achieved LEED-CS Gold Certification. By utilizing significant water reductions in both irrigation and building water use, as well as implementing high performance lighting alternatives. (Randall Paulsen was Architect of Record)

Savannah Board of Realtors Office Expansion
This project is both an interior renovation and building expansion. The addition includes a 99-seat training classroom which has the latest audio/visual equipment and a new board room. Renovations include upgrades to existing classroom space to include new handicap accessible toilet facilities, support spaces and a small conference room. A memorial plaza surrounding the salvaged flag pole was created using engraved brick pavers honoring those who have worked for the Savannah Board of Realtors.
Chatham Club Bar Expansion
Lott + Barber began the design of the Chatham Club’s new bar and lounge area in 2007. Several years earlier the Chatham Club management removed the original bar and constructed a service bar in its place. The membership wanted to remove the service bar and construct a new bar in the same place as the former historic bar. The old bar was unique in that the bartender area was sunken to allow bar patrons to have an unobstructed view of historic Savannah from the fourteenth floor of the Desoto Hilton. The new bar design brought back the sunken feature and the stained wood paneled aesthetic of the remainder of the club coupled with the current needs of a modern bar. Other features include the replacement of finishes as well as new bar equipment, ceiling, lighting, furnishings and pocket sliding doors.
