A Sense of Place
Sustainable Fellwood is a 27-acre grey-field site, located on the Westside of downtown Savannah, Georgia. Initially part of the Southeast’s magnificent longleaf pine forest, then agricultural land, and finally the site of Savannah’s first housing project, Sustainable Fellwood today is envisioned as a $50 million mixed-use development encompassing 220 public/affordable housing units (in 2 phases of a 110 each), 100 senior housing units, 10 single family homeowner units, a dozen market-rate town homes, 44,000 square feet of retail, medical, and technical space, clubhouse, organic community garden, and significant common green space, based on two-hundred year old design elements. The main park is modeled after Savannah's historic Forsyth Park and includes passive and active components.

This innovative development will also be Sustainable, an early entrant into the US Green Building Council’s nascent LEED for Neighborhood Development pilot program and will be guided by the Smart Growth Network’s principles for diverse, walkable, distinctive, attractive communities.

A Sense of People
Sustainable Fellwood is a partnership of nationally-recognized craftsmen. Melaver, Inc. the master developer, is a third-generation family business operating in Savannah since 1940 and the recipient of numerous awards for its sustainable developments. Parallel Housing, based out of Athens, GA, has also been recognized as a leader in sustainable residential construction. Lott + Barber brings local architectural and planning knowledge as well as graphic and visioning expertise. The Sustainable Fellwood team will work hand in glove with the Housing Authority of Savannah, the City, and the Fellwood Neighborhood Association.

A Sense of Planet
Sustainable Fellwood looks to create a powerfully positive social impact on the community (job training and creation, beautiful affordable housing stock) while minimizing its impact on the environment. The design maximizes green and pervious surfaces, helping reduce stormwater runoff. Water usage is minimized through native and xeriscape landscaping outside and low-flow fixtures inside. Energy costs are reduced through maximizing use of natural day lighting, by thermally-efficient windows and exteriors, highly-reflective roofs, and EnergyStar appliances throughout.
